Saw the headline going around: "87% of Americans are overpaying on their mortgage" — $65 billion a year, supposedly $78,000 per family over the life of the loan. Scary number. Here's what didn't make the headline.
That study wasn't independent research. The numbers came from Bankrate — a company whose business is selling your information to lenders through its rate marketplace
ace. So the folks telling you you're overpaying are the same ones selling you the "fix." Read that twice.
And here's how they decided you "overpaid": they compared the rate you actually got to the lowest rate advertised online for someone with your profile. Sounds fair — until you remember:
That lowest advertised rate almost always has discount points baked in. You're paying thousands upfront to buy that number down. That's not a lower cost — it's a prepaid one.
Rates move every single hour. The loan you locked on a Tuesday vs. a "monthly average" was never apples-to-apples.
The cheapest online quote means nothing if it can't close. A teaser rate from a call center that blows past your contract deadline doesn't save you money — it costs you the house.
Should you shop? Absolutely. But "lowest advertised rate" and "best loan for your situation" are not the same thing — and a lead-gen website has every reason to blur the two.
